We recently sat down with team leader Arthur Sierra to chat about the year so far.

1. How has Team Sierra experienced the market so far this year?
Team Sierra have had an eventful and extremely exciting year thus far. The market has had a number of difficulties for 2022 but come nowhere near to the year of COVID 20192020. Team Sierra has been at the forefront of wonderful things on the Atlantic Seaboard, and as with 20212022, this year we have experienced massive gains in the marketplace, ensuring our best year ever.
As a team we have sold more than 220m worth of property this year and been involved in some seriously exciting new developments. Sheldon Lubbe, Celeste Davidson, Arthur Sierra currently place Top 10 most successful sales agents in Western Cape for this fiscal year, whilst our rental champion also sits Top 10 in Western Cape.
2. So, there is a lot of talk about the Western Cape currently, is the hype to be believed is it as popular as everyone says it is?
Western Cape has it all, only 40 minutes out of Cape Town, one can escape to the mountains and Winelands, if your preference is for the seaside, well our coastlines are picturesque, with white beaches, and incredible choices.
The city itself has an excellent choice of business districts, remote options, and fibre throughout. Whether it’s East Coast, West Coast, Southern coastline, or inland, Western Cape also offers plenty of diversity for living.
Estate living is proving to be extremely popular with upcountry buyers and apartments extremely popular with people who want second homes. The airport is second to none, with most major flights operating directly from Cape Town. The Western Cape has become South Africas’ international ticket.
3. What areas would you suggest to someone looking to purchase a home on the Atlantic Seaboard?
The current areas we operate in are V&A Waterfront, Mouille Point, Three Anchor Bay, Greenpoint, De Waterkant and Seaside of Foreshore. Every one of these areas mentioned is attractive to a different type of purchaser, whilst all offering exceptional lifestyles.
Our investor buyers typically operate in De Waterkant, Greenpoint, whilst the more lifestyle buyer wants beachfront sea views, health, exercise, and convenience – V&A Waterfront & Mouille Point are good for this. Our areas also have incredible views, cosmopolitan offerings, and lifestyle opportunities.
4. What advice can you give to buyers and sellers in the current market?
The current marketplace is a beehive of activity. There are few rentals available on the Atlantic Seaboard, demand is significantly higher than in previous years, so make sure you secure your rental soonest.
Negotiating in most cases will leave you without a property. On the sales side, well the choice is more diverse, and one can expect prices to slowly start increasing. When buying, use an agent who is willing to go the extra mile but also has enough experience to offer you good honest advice, without jeopardising your opportunity to secure a property. Investor units between 1m to 4m are very much in demand, so negotiating will bring slim rewards.
