Ah, Cape Town, a city of contrast. Where you can hike Table Mountain one minute and surf Muizenberg’s waves the next. And the world has finally caught on!
Recently crowned the Best City in the World by Time Out Magazine, it’s no surprise the Mother City has become the darling of globetrotters, investors, and semigrants alike. Sometimes it takes a different perspective to see just how amazing the country we live in is.
And now, we’ve got a shiny new title as Best City in the World. Whether it’s our mountain-meets-ocean vibe, endless wine farms, or the kind of sunsets that make you want to quit your job and write poetry, this city just hits differently. As Nick Pearson, of Tyson Properties Western Cape says: “There isn’t another place quite like Cape Town”.

Nick explained that despite Cape Town being a city, you’ll still feel connected to nature no matter what. Of course, there’s nothing subtle about Cape Town’s appeal. With rich history, culture, excellent dining and perfect weather (just don’t say the ‘w’-word), it’s a fantasy come to life. It’s not just a place to live, it’s a lifestyle upgrade with bragging rights. “As Capetonians, we sometimes take for granted how incredible this city is,” states Nick.
Cape Town is the kind of city that knows it’s hot. And speaking of, the property market is hotter than a February day on Clifton 4th beach. Whether you’re a local eyeing an upgrade, a semigrant fleeing Gauteng’s gridlock, or an international buyer seeking your own seaside sanctuary. Let’s face it, everyone wants a slice of Cape Town, and the property market is feeling the heat.
But beyond the accolades and the sunsets that could convert even the most seasoned Joburgers, there’s a bigger story unfolding. There is one word on everyone’s lips: Shortage.
Yes, the housing shortage is a real issue, and yes, the complaints are valid. Cape Town’s popularity among digital nomads, semigrants, and international buyers has pushed demand to dizzying heights.
Let’s not pretend this is surprising. Complaints are flying faster than the South Easter, with digital nomads often catching the blame. Cape Town is winning hearts, wallets, and a whole lot of moving vans. Everyone and their cousin seems to be leaving inland cities for a slower, sunnier life by the sea.
And Cape Town? It’s playing hard to get. Supply’s low, demand’s high, and prices are strutting around like they own the place, because, well, they kind of do. “There are so many people moving into the Western Cape that the demand will continue to go up,” Nick Explained.
With the Atlantic Ocean on one side, the Indian Ocean on the other, and a mountain range in between, space is limited, making property here a precious commodity. It’s a dream scenario for sellers but can feel like a Hunger Games-level challenge for buyers.
Cape Town has that “it factor.” Where else in South Africa can you sip artisanal coffee in a trendy café, hike a mountain during your lunch break, and finish the day with cocktails at a beach bar, all while living in a home that looks like it belongs on an Architectural Digest’s cover?
But here’s the silver lining. While challenges exist, opportunities abound for investors, developers, and creative thinkers. Nick enthusiastically explained that Cape Town will continue growing. Small-scale affordable developments, mixed-use housing, and adaptive renovating of existing buildings are just a few ways the market is innovating. And if you’re looking for guidance in this chaotic yet thrilling space, you know who to call (Tyson Properties Western Cape, obviously).
Nick explained that for any nation aspiring to become a first-world country, the journey begins with a collective commitment to growth. When property prices go up, it shows confidence in an area to grow and become better. He continued stating that understanding and embracing growth isn’t just a step, it’s the foundation upon which progress, development, and long-term success is built. “There is a lot of belief in the Western Cape, and I don’t think that’s gonna stop anytime soon,” Nick said.

First-time homebuyers might think that it is too expensive and unattainable, but if you are willing to start small, you can grow that first investment into a profit in the long run. Don’t get discouraged! First-time homebuyers are currently in a favourable position with local banks, because they are seen as lower risk and tend to have less debt.
There is no better time than now to buy your first property in Cape Town. Home prices might be high however, interest rates are steadily declining. As we know the South African Reserve Bank (SARB) dropped the interest rates twice in 2024 with 0.25 basis points on each occasion. And just recently with another 0.25 basis point.
Despite skepticism from economists, Nick suspects that the interest rates will drop by approximately 0.50 basis point throughout 2025. These decreases stimulate market activity and boost industry confidence.
If that is not an indication that this is the best year to buy in Cape Town, we don’t know what is.
When semigrating to Cape Town, you have to remember the value you are buying into. Nick advised that if you’re moving from Gauteng or KwaZulu-Natal, you gotta take a deep breath. There is no denying that Cape Town can be expensive for locals but you have to remember the quality of life you’re getting in return. Yes, right now you may see a price tag, but beyond that you’ll find safe neighbourhoods, quality schools, a sense of community, and the potential for your investment to grow over time. It’s not just a house, it’s a lifestyle and a future.
“You don’t come to Cape Town to buy bricks and mortar, you’re buying a lifestyle,” Nick continued.
People move here for the opportunities that Cape Town has to offer and same goes for young first time home buyers. You aren’t just investing in property, you are investing in your future. “In all my years in real estate, I’ve never met anyone who moved to Cape Town and regretted it,” Nick stated.
It’s not about the size of your property, it’s about your position here in Cape Town. You have to remember how lucky we are to live in ‘The Best City in the World’. Just take a moment to let that thought set in, we are living in the best city in the world.
