Which characteristics does the rental division pride themselves on?

Our rental division works as a team and we celebrate each other’s successes, this ensures that each member of the division is open to sharing their mandates and applicants, meaning that our clients receive the best possible service. We pride ourselves on being honest with our landlords even if this means having those hard conversations about the rental value of their property. We will not inflate the price we believe the property is worth just to get a mandate.

Which areas and price ranges does the rental division focus on?

The areas we look after are Vredehoek; Oranjezight; Gardens; the CBD; Foreshore; De Waterkant; The V&A Waterfront (including the Silo District); Green point; Moullie Point; Three Anchor Bay; Sea Point; Fresnaye; Bantry Bay; Bakoven; Bantry Bay; Llandudno and Hout Bay. The different areas have their own rental averages but our goal is to ensure that the service we offer to all our clients is of an exceptional standard whether the rental price is R10 000pm or R100 000pm. Our team has area specialists for the different locations we cover as we have found that each area attracts a different clientele and we want to ensure that we are able to service their requirements as best as possible.

What advice would you give landlords when renting out their properties?

As a rental agent it is our job to advise the Landlords we deal with about the current market conditions and to ensure they are fully aware of the letting process. We ensure that right from the start we keep them fully informed as to the processes involved in letting out their property. It is a big decision for an owner to hand their property over to you whether it be their home or an investment property they have decided to let. We are as honest and upfront as possible with regards to both the positive aspects of the property and those that may make the letting process more challenging. I would advise owners that in this market you have to make your property as enticing as possible as there are a lot of options for tenants at the moment as there is a surplus of available properties. I would also advise not to start the marketing of the property at a speculative price but to rather start marketing at a realistic level.

Have you seen market conditions change over the last year?

Certainly, we have noticed that there is an oversupply of properties on the market at the moment which has led to a pretty significant decrease in rental prices. Tenants are aware of the changes in the market and have become a lot more discerning, they will now only consider properties that are in great condition and marketed at the right level. The market is by no means quite as we are doing the same volume of business as we did this time last year but it has meant we have had to manage the expectations of the owners. In saying that though we have noticed an upswing in enquiries and we are starting to see the market pick up again. At the end of the day if you market your property at the correct price and it is in good condition it will let.

How would you describe the month in review?

I am looking at this month as a turning point in the year, we have noticed that we are getting multiple enquiries and applicants on properties. There is more urgency for tenants to secure properties as we head towards the Summer. Owners have come to terms with the fact that the market is not what it was and we are able then to list the property at the correct level, therefore properties are starting to take less time to let out and this will in turn mean that tenants now no longer have the luxury of waiting to apply for a property, those tenants that delay in putting in their applications on the properties they want are missing out.
